If your flat costs ₹50 lakh and LTV is 80%, bank gives you ₹40 lakh. You arrange the remaining ₹10 lakh (20% margin) from your pocket. RBI has fixed maximum LTV:

≤₹30 Lakh: LTV max 90% → Margin 10% (bank gives 90%, you pay 10%).

₹30-75 Lakh: LTV max 80% → Margin 20%.

Above ₹75 Lakh: LTV max 75% → Margin 25%.

Banks should NOT include stamp duty/registration in property cost (to keep LTV norms effective). Exception: if property cost ≤₹10 lakh, stamp duty CAN be added.

Full Chapter — Explained Simply

🏠 Home Loans — The KING of Retail Assets

Purpose: Purchase/construct house/flat, buy plot, renovate/extend, household articles for new house. No restriction on number of houses — just can’t use for commercial purposes.

Take-home pay rule: Net salary (after ALL deductions including new EMI) must be ≥40% of gross income. For high-income borrowers, some banks accept even 15%.

Repayment: Max 30 years (including moratorium). Moratorium: 18 months (construction) / 3 months (purchase). Repay before retirement (salaried) or 65 years (others). Some banks allow up to 70.

Special features: Interest on daily reducing balance. NO pre-payment charges on floating rate! Step-up/step-down EMIs. Income of close relatives can be included. Tax benefit on interest + principal.

Security: Equitable/Legal Mortgage. Bank valuer for property valuation. Bank lawyer for title verification. No loan for unauthorized colonies (unless regularized). No loan for residential property used commercially. RERA verification required.

Banky: “So a ₹50L flat needs ₹10L from MY pocket (20% margin), and I get 30 years to repay! Plus NO prepayment penalty if floating rate! Banking is generous!” 🏠

🏗️ Home Improvement & Home Decor Loans

Home Improvement: For repair, renovation, painting, upgradation. Margin: 20-50%. Security: equitable mortgage. Moratorium: 3 months. Min 3 years confirmed service (employed) or 3 years standing (self-employed).

Home Decor: Similar eligibility. For furnishing. Moratorium: 3 months. Same service requirements.

💳 Personal Loans — Unsecured & High Risk

Nature: Basically unsecured — backed only by personal guarantee. High credit risk and delinquency. PSBs tread cautiously; private banks go aggressive.

Purpose: Marriage, medical, education, repairs/renovation, consumer durables, social/financial commitments, travel — any bonafide personal expense.

Repayment: Unsecured = 36-60 EMIs (3-5 years). Secured = max 60 EMIs. Can also be secured against property, gold, NSC, KVP, LIC policies, bonds.

Pricing: Risk-based — higher risk = higher interest rate. Eligibility: salaried, professionals, HNW individuals, pensioners.

🏭 Loan Processing — Standalone vs RLPC

Standalone Model (Branch): Branch processes independently. Better customer understanding. No standardized approach. Quality varies by branch/personnel. Personal touch.

Centralized Model (RLPC): Retail Loan Processing Centre / Hub / Factory. Names differ by bank. Standardized, professional, uniform quality. 12-step process: Receive application → Verify → Credit Score → Valuation → Encumbrance Certificate → Legal Opinion → Quantum of finance → Pricing → Sanction → Acceptance → Documentation/Mortgage → Release → End-use verification.

RLPC advantage: Faster, better quality, reduced documentation gaps. Disadvantage: Mechanical, less personal touch, based on documents only. Branch still sources business and forwards to RLPC.
